Located on the exclusive New Golden Mile in Estepona, this beach frontline project is a masterpiece of modern design and luxury. Our architects transformed the villa into a minimalist dream home through a full renovation that involved a total reconstruction of the original property.
Featuring high-end finishes and exclusive furniture selected by our interior designers, the house offers stunning sea views and a unique contemporary flair. A standout feature is the new custom natural salt swimming pool, surrounded by meticulous landscaping and a private mini-golf course.
This exclusive villa exemplifies contemporary Mediterranean living, marrying high‑end functionality with a refined, sophisticated aesthetic. Commissioned to ROMA Arquitectura Studio, leading Estepona architects, the comprehensive renovation charts a complete architectural evolution. The original property suffered from a fragmented plan, restrictive internal partitions and small windows that severely limited daylight. Externally, a conventional rectangular pool was hemmed in by an intrusive stone deck and bulky railings that interrupted the outlook.
The renovation has opened the house up to create fluid, continuous spaces and a restrained sense of quiet luxury. By removing dividing walls and introducing expansive floor‑to‑ceiling glazing, the interior is now flooded with natural light and the threshold between house and garden has been effectively dissolved. Outside, the pool has been reimagined as an elegant, organic form set within a seamless light‑grey microcement deck that sits harmoniously with the clean, modern volumes of the main building.
The ground‑floor living areas are arranged as a fluid, multi‑zoned environment, where bespoke luxury interiors seamlessly link communal entertaining with private relaxation. A continuous light‑grey micro‑cement floor and smooth neutral plaster walls unify the scheme. In the formal lounge and dining space, a dark timber dining table is paired with sculptural cream‑upholstered chairs beneath an elegant multi‑branched glass‑globe chandelier, while a low‑profile white modular sofa faces a sleek white floating console set beneath a recessed television with concealed perimeter LED lighting. The room opens fully to the garden through expansive black‑framed sliding doors, dissolving the boundary between landscape and interior architecture.
Moving into the private TV room, the plan shifts to an intimate media retreat centred on a deeply cushioned L‑shaped sectional in soft neutral fabrics and a low‑profile minimalist coffee table. A large television is flush‑mounted within a clean white wall niche for a pared‑back, refined look. Throughout both spaces, the lighting strategy relies on deep‑set downlights and warm, continuous LED coves recessed into the perimeter drop ceilings, which cast a soft, even glow across the entire communal layout.
The kitchen functions as a natural, seamless extension of the dining area, emphasising clean lines and refined surfaces. The space is anchored by a striking central island in white marble with gently curved corners and walnut side panels, offering a strong visual and material contrast. Running parallel to the island, a floor‑to‑ceiling bank of handleless cabinetry in a minimalist matte off‑white provides extensive concealed storage while neatly integrating high‑end appliances into the wall line. Grounded by the continuous light‑grey micro‑cement floor, the layout preserves an uncluttered overhead plane with a smooth ceiling, deep technical shadow gaps and concealed linear tracks, resulting in a highly functional, sophisticated and distinctly original cooking environment.
The bedrooms are conceived as private sanctuaries of calm and refinement, maintaining the material and chromatic coherence established throughout the house. A continuous light‑grey micro‑cement floor and smooth white walls unify the scheme and maximise natural daylight. The interiors favour a clean, uncluttered layout: bespoke joinery includes integrated headboards and fully concealed fitted wardrobes that optimise storage while preserving the pared‑back aesthetic. Each room also incorporates a small lounge area with two armchairs and a side table, together with a flat‑screen television flush‑mounted into a discreet wall niche. Expansive black‑framed windows open each bedroom to the outside, dissolving the threshold between terrace and Mediterranean landscape. The design, by ROMA Arquitectura Studio, leading Estepona architects and interior designers — is complemented by technical lighting concealed within the ceiling plane; perimeter LED coves and deep‑set downlights produce a warm, even illumination at night, ensuring a welcoming atmosphere across all five bedrooms.
The bathrooms are conceived as refined spaces for wellness and relaxation that extend the home’s minimalist aesthetic. Maintaining the project’s material coherence, each room pairs a continuous light‑grey micro‑cement floor with smooth white walls to amplify a sense of space and visual clarity. The layout reflects the expertise of one of leading architects and interior designers in Estepona, with the focus placed on bespoke floating walnut vanities that introduce warmth and tactile contrast. These custom units are finished with crisp white worktops incorporating integrated basins and discreet, flush‑mounted tapware. Large freestanding mirrors enhance the natural light, while the shower areas are integrated seamlessly and without barriers into the overall plan. True to the home’s carefully considered lighting strategy, the ceiling conceals perimeter LED coves and deep‑set downlights, producing an intimate, balanced and inviting atmosphere.
The lower‑ground floor’s Signature Spaces are conceived as distinct, experiential zones dedicated to leisure, collecting and physical wellbeing, all anchored by a continuous light‑grey microcement floor. This bespoke arrangement exemplifies a masterclass in spatial design, transforming the subterranean level into a hub of uncompromised luxury.
The sequence begins in the private gym, a generous open‑plan volume with crisp white walls engineered for high‑performance training. A full‑height mirror clads the main wall, doubling the perceived depth of the room and reflecting light from the overhead LED coves. The facility is fitted with top‑tier professional equipment across all disciplines: treadmills, stationary bikes and cross‑trainers with integrated screens; a strength zone with adjustable benches and multifunctional cable stations; and a comprehensive rack of dumbbells, neatly organised by weight. A large high‑definition flat‑screen television is flush‑mounted into the white partition wall to provide seamless entertainment during workouts.
Moving into a more intimate and exclusive atmosphere, the climate‑controlled wine cellar reveals itself. Encased within a hermetic glass enclosure framed in minimalist black steel, the cellar benefits from precise temperature and humidity control for optimal preservation. Horizontal walnut shelving, individually backlit with concealed LED strips, suspends the bottles against a dark, textured backdrop, transforming the collection into a sculptural exhibition visible from the corridor.
Finally, the entertainment room establishes the lower floor’s social and recreational epicentre, conceived as a moody private‑club environment with anthracite‑grey walls and ceilings. The space is anchored by an imposing freestanding bar island topped with a thick, veined black marble countertop and a matching textured front, accompanied by minimalist high stools with slender black frames. The back bar incorporates an integrated walnut low cabinet and a large panel of dark, backlit shelving for spirits display. The main entertainment area is dominated by a contemporary professional billiard table, precisely lit by linear LED tracks recessed into the technical ceiling, creating a highly sophisticated and exclusive ambience.
EXTERIOR ENTRANCE
The entrance has been transformed from a traditionally rustic, compartmentalised arrival into a clean, contemporary approach that respects the property’s original character. The traditional Arabic‑tiled roofs have been retained, while the former rounded side arches have been replaced by crisp, rectilinear volumes finished in pure white. Old rustic timber window frames have given way to expansive, rectangular black‑framed windows that frame views and admit generous daylight.
At ground level, the previous continuous paving has been reworked into a composition of light‑stone paved pathways interspersed with open lawn. Aligned with the entrance axis, a classic limestone fountain sits within a shallow water basin, its calm surface complemented by refined planting beds and carefully curated vegetation that sit alongside the property’s existing mature palm trees. The overall effect is a restrained, contemporary arrival sequence that harmonises traditional elements with a modern architectural language.
POOL AND GARDEN
The garden-facing facade undergoes a radical opening towards the landscape, removing the visual heaviness of the original structure. The former segmental arches and classic balustrades have been removed from both the ground floor and the upper terrace. Instead, the ground floor opens up completely through large sliding windows with sleek black frames, while the upper terrace is finished with a completely transparent, continuous glass balustrade. The outdoor leisure area replaces the old terracotta tiling with a light natural stone paving that frames a new organically shaped, beach-entry saltwater swimming pool. The two large existing palm trees have been preserved and seamlessly integrated into the pool’s beach area, with the entire layout enveloped by expansive lawns and Mediterranean vegetation.
The new villa designed by ROMA Arquitectura Studio, leading Estepona architects and interior designers, incorporates state‑of‑the‑art systems designed to maximise comfort and energy efficiency while remaining discreetly integrated into the architecture. At the heart of the installation is a high‑efficiency air‑source heat pump that manages both domestic hot water and climate control, distributing warmth via water‑based underfloor heating beneath the microcement floors and supplying conditioned air through a ducted system concealed within the ceilings with slim linear grilles. All mechanical, lighting and shading functions are centralised on a KNX home‑automation platform, enabling programmable scenes and remote control via wall touchscreens or mobile devices. Security is addressed comprehensively with perimeter and internal protection, including high‑definition CCTV, motion detectors and automated access control, ensuring both peace of mind and seamless operation.
