This extensive residential project in the prestigious Kings & Queens enclave of Sotogrande Costa is a complete architectural reinvention, transforming a traditional Mediterranean villa into a refined contemporary residence. Led by ROMA Arquitectura Studio, the design prioritises clean lines, volumetric clarity and a seamless relationship between the interior spaces and the established surrounding landscape.
The structural intervention began with a singular objective: to strip away the property’s dated elements and open the plan to the pristine coastal light. By addressing both structural deficiencies and aesthetic constraints, our team elevated the residence to the highest contemporary standards of living. The project now serves as a benchmark for high‑end refurbishments in Sotogrande, demonstrating how considered spatial reorganisation can utterly transform the character of a luxury home.
Inside, the villa has been reconfigured to maximise spatial flow and natural light. The principal living space adopts an expansive open‑plan arrangement, furnished with premium Italian designer pieces and subtly divided into two balanced seating environments. One area is oriented towards the vast floor‑to‑ceiling sliding glass doors, dressed in soft, translucent linen drapery with a triple‑draw finish that bathes the interior in beautifully diffused coastal light.

On the main wall behind the seating area, a large abstract artwork adds a sophisticated focal point, while the adjacent wall features a custom rectangular mirror with a black lacquered frame and internal Mondrian-style grid, beautifully catching the reflected natural light.
The adjoining master bathroom exemplifies the exacting standard of Sotogrande refurbishments delivered by ROMA Arquitectura Studio. Walls and floors are clad in full‑height, large‑format white marble panels whose veining aligns precisely across surfaces, creating a continuous, pristine backdrop. The central feature is a luxury floating double vanity in rich walnut, topped with a thick, seamless white marble worktop and twin integrated basins for a flawless, high‑end finish.
Above the vanity hangs an oversized rectangular mirror with a slim black metal frame and integrated perimeter LED lighting, reinforcing the room’s crisp architectural lines. Privacy is achieved with frosted glazing rather than drapery, preserving the uninterrupted view of the marble veining. The scheme also includes a frameless glass walk‑in shower and a freestanding oval bath, complemented throughout by designer matte‑black tapware, a contemporary matte‑black heated towel rail and a minimalist recessed niche for bath amenities.
The rear façade underwent a comprehensive transformation with the removal of the original heavy, arched porch. Traditional arches were replaced by a sequence of minimalist, rectilinear concrete pillars, forming a sleek loggia that modernises the entire rear elevation. The terrace is furnished with high‑end outdoor pieces, including a luxury external dining set and minimalist fabric sun loungers arranged on a light‑toned natural stone deck. From the exterior, the flowing linen curtains visible through the expansive glass façades introduce a soft, tactile counterpoint to the austere concrete geometry. The former free‑form pool was demolished and rebuilt as a generous, crisp‑edged rectangular pool.
On the entrance façade, the unpaved driveway was replaced by a pristine courtyard paved in durable dark‑grey stone, suitable for premium vehicles. The crisp white render of the surrounding walls is accentuated at night by up‑and‑down architectural lighting, while the landscape scheme incorporates structured planter beds planted with mature orange trees, cacti and tropical species to provide year‑round texture and colour.
To complement the structural and interior overhaul, our studio integrated a modern home automation system with meticulous discretion. Discreet downlights and hidden LED perimeter coves enable precise scene‑setting across the living areas, kitchen and exterior pathways, subtly accentuating the textures of premium fabrics, timber finishes and the muted tones of the abstract art collection. Climate controls and underfloor heating are fully concealed within the architecture so the minimalist volumes and curated furniture arrangements remain visually uninterrupted, preserving the purity of the design while delivering effortless, contemporary comfort.
